One-Bedroom with a Study or a Two-Bedroom? How to Choose

If you work from home, host overnight guests or simply want a room with a door that isn't your bedroom, you'll eventually face this question: is a one-bedroom with a study enough, or do you need a true second bedroom? At NOVEL River Oaks, the comparison is unusually direct, because our A6 one-bedroom with study and our B3 two-bedroom are almost exactly the same size. Here's how to decide.

What a Study Gives You That a Second Bedroom Doesn't, and Vice Versa

A study is designed around work and quiet: a smaller, dedicated room off the living space, sized for a desk, shelving and a reading chair. It keeps the office out of the bedroom and the living room, and it reads as part of the home rather than a spare room.

A second bedroom gives you flexibility: room for a full bed and dresser, its own closet and, at NOVEL River Oaks, its own full bathroom. It's the better choice when guests stay often, when two people need separate space, or when the room might change purpose over time.

With only 11 square feet between them, the choice comes down to how you'll use the room, not how much space you get. Pricing for each changes daily; see current availability on the Floor Plans page.

When a Three-Bedroom or Townhome-Style Home Fits Better

If you need an office and a guest room, look beyond these two plans:

  • Townhome-style homes, 1,937 to 1,965 sq ft: multi-level living with a private yard; the TH1 adds a study or loft.
  • The C1 three-bedroom, 2,307 sq ft: the community's largest home, with a bath for each bedroom.

Both are among the least frequently available plans, so join their priority lists early.

When the Half Bath Matters

A powder room sounds like a small detail until you entertain. With one, guests never pass through your bedroom to use a bathroom. At NOVEL River Oaks, the A3B, A5 and A6 one-bedrooms, the B11, B14 and B17 two-bedrooms and the TH1 and TH2 townhome-style homes all include a powder room.

The B17: Both, in One Home

If you want a study and a second bedroom, the B17 has both. At 1,917 square feet it includes two bedrooms with walk-in closets, a separate study, two full baths plus a powder room, an entry drop zone with a bench and a separate laundry room.
