Naturally Elegant: The Story Behind NOVEL River Oaks

Grace and elegance aren't static. They're alive. That idea, from the original brand story for NOVEL River Oaks, shaped nearly every decision in the community, from where the gardens sit to how you arrive at the front door. Here is the story behind the design, and the five ideas that guide it.

A Landmark Corner at the Gateway to River Oaks

NOVEL River Oaks stands at Willowick Road and Westheimer Road, the two streets that form the southwest edge of historic River Oaks.

Five Ideas That Shape the Community

Crescent Communities built NOVEL River Oaks around five guiding ideas:

  1. Landmark Corner - A classic River Oaks address on one of the neighborhood's most visible corners.
  2. Neighborhood Experience - A building scaled and placed to feel like part of the neighborhood, with Highland Village, Central Market and two restaurants within a short walk.
  3. Green and Alive - Generous, verdant outdoor spaces that echo the live oaks and manicured gardens of River Oaks.
  4. Sense of Discovery - Gathering spaces spread throughout the building rather than stacked in one place, so there is always another room to find.
  5. Gracious Living - Residences designed as real homes, for entertaining and simply for being home.

Inspired by River Oaks Gardens

River Oaks is known for the pocket parks and gardens tucked among its streets, and NOVEL River Oaks borrows that idea. Along the street frontage, three small parks break up the length of the building under the tree canopy: a public park that connects with the neighborhood, a quieter contemplative court and a dog park for residents. The arrival follows the same thinking. Rather than a garage entrance, residents pull into a motor court modeled on the private drive of a River Oaks home, where valet service takes over. Inside, the lobby is designed around traditional hospitality, with framed views of the gardens.

A Sense of Discovery, Room by Room

The shared spaces are deliberately different from one another:

  • The Map Room, a library-style room with a fireplace and two-story bookshelves, for reading, meetings and quiet evenings
  • The Conservatory and Veranda, a garden-inspired bar with indoor and outdoor seating
  • The City-View Lounge, an indoor-outdoor space facing the Downtown skyline
  • The rooftop pool and Pool House, with a sun ledge, an outdoor living room and a fireplace
  • The Sunset Terrace, with grilling stations for casual evenings
  • The private dining and executive conference room, with a catering pantry for dinner parties

Homes Designed for Gracious Living

The residences carry the same idea indoors. Every home has hardwood floors in the kitchen and living areas, a gourmet kitchen with a gas range, prep island and wine refrigerator, a walk-in closet, a full-size washer and dryer, and a private balcony or yard. With 31 floor plans, from one-bedrooms to a three-bedroom and townhome-style homes with private yards, the layouts are designed for both quiet mornings and full tables.

Naturally Thoughtful by Design

Natural elegance also means respecting the natural world. NOVEL River Oaks was built with:

  • Energy: high-efficiency heat pumps, above-code low-E windows and ENERGY STAR-rated appliances and lighting
  • Water: water-conserving bath fixtures and drip irrigation that delivers water only where it's needed
  • Waste: about 86% of construction waste diverted from landfill
  • Wellness: low-VOC insulation, adhesives, paints and finishes for better indoor air, and outdoor spaces that bring in daylight and greenery

The community is Fitwel certified for health-forward design, and it hosts Alvéole honeybee hives on property.
